BUYING A PROPERTY IN WALES?
Please note as of the 1st of April 2018, the old Stamp Duty Land Tax originally collected by HM Revenue & Customs will cease as the National Assembly will take over responsibility for collecting the new Land Transaction Tax.
Please visit https://beta.gov.wales/land-transaction-tax-calculator for further information as to how this will affect you as the rates in Wales will differ to those in England.

ATTENTION - LANDLORDS & AGENTS IN THE PRIVATE RENTED SECTOR IN WALES...
Since Autumn 2015, Landlords & Agents operating in the private rented sector are required to be trained and licensed to rent-out property. The licence issued will last for five years and all licence holders will be required to comply with a Letting & Management Standards Code of Practice. Licences can be revoked if a condition is breached or if the Landlord is no longer considered ‘fit and proper’.
Therefore, Landlords must either be licensed themselves, or must arrange for a licensed Letting Agent to carry out activities on their behalf.
If you are a Landlord or if you are considering renting-out a property, please contact us.

ATTENTION - PROPERTY FRAUD
Your property is probably your most valuable asset, so it's important to do whatever you can to protect it from the risk of fraud.
Property Fraud occurs when fraudsters try to 'steal' your property, often by pretending to be you and then selling or motgaging your property leaving you to pick up the pieces.
You can take steps to protect your property from being fraudulently sold or mortgaged.
You’re more at risk if:
-
your identity’s been stolen;
-
you rent out your property;
-
you live overseas;
-
the property’s empty;
-
the property isn’t mortgaged;
-
the property isn’t registered with Land Registry.
Please contact us if you have any concerns or if you'd like advice on safeguarding your property.
